504 Program

  • First mortgage interest rate can be fixed or variable; 2nd mortgage is fully fixed for up to 20 years
  • Requires 51% owner occupancy for existing buildings and 60% for construction projects
  • Funds available for purchase and refinance under certain circumstances

7(a) Program

  • Loan amounts up to $2 million
  • LTV up to 90%
  • Up to 25 year term / amortization for real estate loans with no balloons
  • Typically variable interest rates based on Prime
  • Personal guarantee(s) required of all principals with 20% or more ownership in the borrowing entity and/or real estate holding company
  • Requires 51% owner occupancy
  • Funds available for purchase and refinance

Stated Income Program

  • Loan amounts from $250,000 to $2 million
  • Up to 90% LTV for purchase; 60% for refinance; and 50% for cash out refinance
  • No personal or business tax returns required
  • Streamlined application process with minimum documentation
  • 650 minimum FICO score required

Hard Money / Bridge Program

  • Loan amounts from $500,000 to $25 million and higher on a case by case basis
  • Up to 75% LTV depending on collateral type
  • Typically shorter term loans of 1-3 years
  • No personal or business tax returns required
